Can you supply and fit fire doors in High Wycombe?

Yes. We supply and fit certified FD30 and FD60 doorsets in High Wycombe, with the frame, seals, closer and hinges, as one tested set. A new FD30S doorset is typically £2,500 to £4,500 fitted. The price moves with size, glazing, hardware and the state of the opening. We give a fixed price once we have photos and sizes.

What is in a replacement

A fire door is a set of parts that was tested together. Replacing it means replacing the set.

  • The door leaf, at the rating the opening needs
  • The frame or lining, fitted to the wall, with the old frame removed
  • Intumescent strips and smoke seals
  • Hinges, at least three, of the type the test evidence allows
  • A closer that shuts the door fully from any angle
  • Latch or lock and any other hardware, from the tested list
  • Making good round the frame, and removal of the old door

Which rating you need comes from the fire strategy or your fire risk assessment. Where there is no strategy we say what we think and mark it as an assumption. The cost page for supply and fit sets out what moves the price.

Why the door and frame must match

A fire door only works because that exact build was tested in a furnace.

The test covers the leaf, the frame, the seals and the gaps. Change one part and the result no longer applies. A certified leaf hung in a plain softwood frame is not a fire door. A good frame with a leaf of unknown make is not one either.

That is why we fit a complete certified doorset. It comes with its evidence, and we fit it to the manufacturer's instructions. See fire-rated doorsets versus door blanks for what goes wrong when parts are mixed. Our certification schemes page explains what a third-party mark means.

Fitting matters as much as the product. Gaps round the leaf, fixing into the wall, and the fire stopping behind the frame all affect the result. Our gap tolerance guide gives the figures.

Glazing and vision panels

Glass in a fire door is allowed, if the whole assembly was tested with it.

Where you need to see through a door, for a corridor or a school classroom, the glass, the beads and the glazing system must be part of the tested door. The glass is a fire-resisting type, and the beads are the intumescent kind that comes with that door. Cutting a hole in a standard fire door afterwards breaks the certification.

Say at the quote stage if you want vision panels, so the doorset is ordered with them. See glazing and letterboxes in fire doors and glazed fire door cost.

Where we expect to replace doors in High Wycombe

Doors are replaced when repair is no longer sensible.

High Wycombe has Victorian terraces now used as flats or shared houses, estates of blocks from the middle of the last century, and newer blocks on brownfield sites. We describe this from published sources, not from our own surveys.

The common cases are flat entrance doors in older converted buildings, communal stair and riser doors, and doors in shared houses. For flats, see flat entrance fire door replacement and communal fire door replacement.

Landlords of shared houses should know Buckinghamshire Council's mandatory HMO licensing applies where five or more people in two or more households share a home. Our fire doors for HMOs page covers the doors. Check the council's licensing page for the licence itself.

Repair or replace?

Repair first where it is sound. Replace where it is not.

Most doors we inspect can be repaired. Our figures: 72% of doors on a first inspection need at least one repair (339 of 470 doors, 8 surveys). Repairs are usually £150 to £900 a door. Replacement makes sense when the leaf is damaged beyond repair, the make cannot be identified, or the frame is rotten.

Our replacement versus repair guide sets out how we decide. If you do not know the state of your doors, start with a fire door inspection. A fire risk assessment is a separate service. It does not cover the door inspection, and the inspection does not replace it.

Certification

Certified doorsets, third-party marked

We fit certified doorsets through our BM TRADA Q-Mark / FIRAS-certificated contractors. Each installation is recorded, with the product evidence for the door and frame, so the paperwork stands up when a fire and rescue officer, insurer or managing agent asks for it.

Frequently Asked Questions

How much does a fire door cost in High Wycombe?
A new FD30S doorset is typically £2,500 to £4,500 fitted. Size, glazing, hardware and the opening decide where it lands. We give a fixed price once we have the details.
Can you fit just the door and keep my old frame?
Only if the frame is part of the tested set and is in good order. Most of the time the frame is replaced with the door.
Do I need FD30 or FD60?
It comes from the fire strategy or risk assessment. Many flat entrance doors are FD30, and some compartment walls call for FD60. We ask for the document and tell you if we cannot confirm.
Can you add glass to my existing fire door?
No. Glazing must be part of the tested door. We supply a glazed doorset instead.
Do the doors in a block over 11 metres have extra rules?
Yes. Under the Fire Safety (England) Regulations 2022, responsible persons in buildings over 11 metres must check flat entrance doors and communal fire doors on set intervals. See our fire door regulations for flats page.
Do you cover all of High Wycombe?
Yes, with no travel charge. We work from Luton and cover Buckinghamshire, the Thames Valley and beyond.
