Fire Door Costs: Supply and Fit Prices for FD30 and FD60

How much does a fire door cost to supply and fit?

From about £1,000 + VAT for a basic certified FD30S doorset fitted, rising to £3,000 or more for glazed, FD60, double or premium doorsets. These are rough 2026 ranges; the real price depends on the frame, the rating and how many doors are done together.

Every door needs looking at before a firm price is given. A rotten or undersized frame, an awkward opening or a listed building can all move the figure.

Should I buy a full doorset or just a new door leaf?

Choose a full doorset when the frame is damaged, undersized or not a fire frame, and a leaf when the existing fire frame is sound. A doorset costs more, from about £1,000 + VAT fitted against £600 to £1,600 for a leaf, but it comes with evidence that the whole assembly works together.

A doorset is a leaf, frame, seals and hardware that were tested and supplied as one unit. A leaf on its own relies on the existing frame matching what was tested. BS 8214, the code of practice for timber fire door assemblies, expects the installed door to match its test evidence, down to the hinges, seals and gaps.

That is why a cheap fire door from a builders' merchant is rarely a bargain. The leaf may be genuine, but without matched components, correct gaps and installation records, nobody can prove the finished door will perform.

Do FD60 and glazed fire doors cost more?

Yes. FD60, glazed and double doorsets sit at the top of the range, at £3,000 or more fitted, and adding fire-rated glazing and beads to a door typically adds £200 to £800 + VAT.

FD60 is only needed where the fire strategy or Approved Document B calls for 60 minutes, such as some compartment walls. Most corridor, flat entrance and room doors are FD30 or FD30S.

Glazing is worth checking on existing doors. In our inspections, 5% of door faults were glazing that could not be confirmed as fire rated, and on one hotel escape route we found 20 doors like that. See our fire door inspection statistics and our guide to glazed fire door costs.

What makes a fire door quote higher or lower?

Four things move the price most: the state of the frame, the number of doors done on one visit, glazing, and the fire rating. The per-door price falls when many doors are done together.

• Frame: a sound fire frame allows a leaf-only job; a poor one means a full doorset
• Volume: one visit for ten doors costs less per door than ten visits for one
• Glazing: vision panels and fanlights need rated glass and beads
• Rating: FD60 costs more than FD30
• Flat entrance extras: fire-rated letterplate, viewer and security locks
• Making good: architraves, plaster and decoration after a frame change
• Paperwork: installation records and photos for each door

Is it cheaper to repair a fire door than replace it?

Usually, yes. Repairs are typically £150 to £900 + VAT a door, and 95% of the failed doors in three of our repair programmes were repaired rather than replaced (140 of 147).

A failed door needs on average 1.5 repair actions in our data, most often gap work, seals or the closer. Replacement was recommended for only about 8% of doors with faults. What should a fire door quote include?

A useful quote names the product (doorset or leaf), the fire rating, the full scope of work and the records you get afterwards. If any of those are missing, two quotes cannot be compared fairly.

The government's fire door guidance for blocks of flats says repair or replacement must be done by a competent contractor. In blocks, if any one leaseholder's share of a programme will be over £250, the landlord must run Section 20 consultation first.
