Who inspects and repairs fire doors in Hertfordshire?

DC Fire & Security, based at 2 Winsdon Court in Luton, inspects and repairs fire doors in every town in Hertfordshire. An inspection is £250 + VAT for up to 10 doors, then £25 a door, with a photo report on every door. Failed doors are repaired at a fixed price per door, priced from our report or anyone else's. Since September 2025 we have inspected more than 700 fire doors, most of them in Luton schools.

Fire doors across Hertfordshire

We cover the whole of Hertfordshire from Luton, from Tring and Berkhamsted in the west to Bishop's Stortford and Royston in the east. Most of our Herts fire door work is in blocks of flats, schools, care homes and offices, and we group visits to the further towns so the price stays the same.

Recent fire door work

Real jobs, with client names left out.

  • Block of flats seals, Stevenage (Communal doors, Jun 2026). Cold smoke seals replaced on the communal fire doors of a block of flats in Stevenage, for the building's service charge account.

What we check on every door

  • Gaps around the door measured at the head and both sides, and under the door
  • The self-closer: does it close the door fully and latch it from any angle
  • Intumescent strips and smoke seals: present, the right size and not painted over
  • Hinges: at least three, fire rated, with every screw in place
  • Latch, lock and any letterplate or viewer: fire rated and fitted properly
  • Glazing and beads: fire rated glass, firmly held
  • The leaf and frame: damage, holes, cut-outs or signs it was never a fire door
  • The label or plug that shows who made the door and its rating, where there is one
  • Fire door signage on both faces where it is needed

Inspections are carried out to BS 8214, the code of practice for fire door assemblies. Our reports are written to be easy to read: the overall result on page one, every fault with a photo and a deadline, and a page for each door. See a demo report.

The rules in short

In blocks of flats over 11 metres, communal fire doors must be checked every three months and flat entrance doors every year (Regulation 10, Fire Safety (England) Regulations 2022). In schools, offices, care homes and smaller blocks, the fire risk assessment sets how often. The responsible person for the building is the one who has to make sure it happens.

Frequently Asked Questions

How often do fire doors need checking in Hertfordshire?
In blocks of flats over 11 metres, communal fire doors must be checked every three months and flat entrance doors every year, under Regulation 10 of the Fire Safety (England) Regulations 2022. In other buildings, such as schools, offices, care homes and smaller blocks, your fire risk assessment sets the frequency. Six-monthly is common for busy buildings.
How much is a fire door inspection in Hertfordshire?
£250 plus VAT covers up to 10 doors on one visit, then £25 plus VAT a door. The price is the same across Bedfordshire and Hertfordshire. You get a photo report with every door graded and a list of what to fix first.
Can you price repairs from someone else's report?
Yes. Send us the report or FRA action list and photos of the doors, and we price it door by door, usually the same day. We only ask to visit when the photos cannot answer the question.
What paperwork do I get?
For inspections, a photo report with every door graded and a priority on every action. For repairs, before and after photos and a completion record for each door, which is what your fire risk assessor and insurer will ask for.
Can a failed fire door be repaired, or does it need replacing?
Most failed doors can be repaired: seals, closers, hinges, gaps and fire rated hardware. A door needs replacing when the leaf is hollow or badly damaged, has been cut about, or there is no evidence it was ever a fire door. We tell you which is which and why.
Do you need to visit before you can price repairs?
Not usually. Photos of both faces, the top edge, the hinges, the closer and the latch-side gap are enough for most doors. We visit first on larger jobs or where the photos leave a real question.
