Can my fire door be repaired?

Usually, yes. If the leaf and frame are sound, most failed fire doors are a repair job: new intumescent and smoke seals, a closer adjusted or replaced, gaps brought back to around 3mm, hinges and screws put right. Our own carpenters do the work to BS 8214, and every door gets before and after photos and a completion report. If a door can't be saved, we say so and price a replacement instead.

How it works

  1. Send us your fire door inspection report or FRA action list. No report? Send photos of each door: both sides, the top edge, the hinges, the closer and the gap on the latch side, plus the postcode.
  2. We send you a fixed price, usually the same day. The price is for a compliant, certified door, not for hours on site.
  3. Our carpenters do the work, in one visit wherever possible, using third-party certificated parts fitted to BS 8214.
  4. You get before and after photos and a completion report for every door, ready for your fire risk assessor or insurer.

What we repair

  • Intumescent strips and smoke seals that are missing, painted over, damaged or the wrong size
  • Door closers that don't latch the door, slam it or have been disconnected, adjusted or replaced with an EN 1154 unit
  • Gaps outside tolerance: re-hanging, hinge packing, hardwood lipping or a drop seal after new flooring
  • Worn, loose or unmarked hinges, with full screw sets and intumescent pads
  • Cracked or unrated glazing and loose glazing beads
  • Letterplates, viewers, locks and latches fitted without fire rating
  • Loose frames and gaps between the frame and the wall
  • Missing fire door signage

Some doors are past saving: a hollow or delaminated leaf, a door with no evidence it was ever a fire door, or a frame that has been cut about too much. Those get a replacement price instead, and we tell you why.

What fire door repairs cost

No inspection report yet?

If you have more than a handful of doors and no recent report, an inspection first usually saves money, because we only fix what has actually failed. Fire door inspections are £25 a door, minimum £250 for up to 10 doors.

How often should fire doors be checked?

In blocks of flats over 11 metres, communal fire doors must be checked every three months and flat entrance doors every year. That is Regulation 10 of the Fire Safety (England) Regulations 2022. In other buildings your fire risk assessment sets the frequency, and we suggest a professional inspection at least once a year. More on how often fire doors need inspecting.

Who pays for fire door repairs?

The responsible person for the building. In a block of flats that is usually the freeholder, or the managing agent acting for them, and the cost normally goes through the service charge. Flat entrance doors depend on the lease: some put the door on the leaseholder, some keep it in the service charge. In an HMO or a rented house it is the landlord, and in a workplace it is the employer or whoever controls the premises. See who is responsible for fire doors in flats.

Where we work

We are based in Luton and repair fire doors across Bedfordshire, Hertfordshire, Buckinghamshire and London, in blocks of flats, HMOs, schools, care homes and offices.

Frequently Asked Questions

How often do fire doors need checking?
In blocks of flats over 11 metres, communal fire doors must be checked every three months and flat entrance doors every year, under the Fire Safety (England) Regulations 2022. Everywhere else your fire risk assessment sets the frequency. We suggest a professional inspection at least once a year, and more often on busy doors.
Who pays for fire door repairs in a block of flats?
The responsible person, which is usually the freeholder or the managing agent acting for them, and the cost normally goes through the service charge. Flat entrance doors depend on the lease: some leases put the door on the leaseholder, some keep it in the service charge. In an HMO or rented house it is the landlord.
Can any carpenter repair a fire door?
There is no licence, but the work has to be done by someone competent, with compatible fire-rated parts, and it needs a record. Planing a door to clear new flooring or fitting whatever closer is to hand are the usual reasons a door fails its next inspection.
Do you need to visit before you can price?
Not usually. Your inspection report or a good set of photos is enough to price most repairs. We only ask to visit when the photos cannot answer the question, or on larger jobs.
How long does a fire door repair take?
Most doors take between 30 and 90 minutes. On a block or a school one carpenter gets through several doors in a day, depending on what each one needs.
Do I get paperwork?
Yes. Every door gets before and after photos and a line in the completion report showing what was done and which products were used. That is the document your fire risk assessor will ask for.
