Fire Door Remedial Works — seal replacement, closer adjustment & gap remediation

Failed an inspection? Most fire doors can be put right without replacing them. We fit new intumescent seals, adjust or swap closers, bring gaps back inside tolerance and change non-rated ironmongery — then issue the completion report that closes the finding off. Far cheaper than new doors, and just as compliant when the leaf is sound.

Who is this for?

For anyone holding a fire door inspection report full of red items — building managers, landlords, responsible persons, facilities teams — who needs the defects closed out and the paperwork to prove it.

  • Commercial buildings with fire door inspection defects requiring remediation
  • HMOs and residential blocks under the Fire Safety (England) Regulations 2022
  • Schools and multi-academy trusts with fire door condition reports
  • Care homes and healthcare facilities with ongoing fire door maintenance requirements
  • Hotels, hostels, and serviced accommodation with inspection findings
  • Any property where a fire risk assessment has identified non-compliant fire doors

Common fire door defects we remediate

  • Intumescent strips damaged, missing, painted over, or fitted wrong in the first place
  • Cold smoke seals worn brittle or absent, letting smoke past in the first minutes of a fire
  • Closers broken, disconnected or badly adjusted, so the door won't self-close from every angle
  • Perimeter gaps outside the 3mm (+/-1mm) tolerance — a small number that quietly wrecks the door's fire resistance
  • Hinges worn, short of screws, or simply not fire-rated
  • Cracked glazing, single-pane glass, or beads that were never fire-rated — one weak point fails the whole assembly

What's included in our fire door remedial service

Intumescent Seal Replacement

Removal of damaged or non-compliant strips and fitting of new Lorient intumescent and cold smoke seals matched to the door's certification.

Door Closer Adjustment & Replacement

Adjustment of existing closers for correct closing speed and latching, or replacement with Dorma overhead closers certified to BS EN 1154 where units are beyond repair.

Gap Remediation

Adjustment of hinges, re-hanging of door leaves, and frame packing to bring perimeter gaps within the compliant 3mm (+/-1mm) tolerance on all four edges.

Hinge Replacement

Fitting of CE-marked fire-rated butt hinges (minimum 3 per door) where existing hinges are worn, loose, or not fire-rated.

Glazing Bead & Glass Replacement

Replacement of cracked or non-fire-rated glazing with certified fire-resistant glass and properly rated glazing beads.

Signage, Labelling & Documentation

Fitting of fire door keep shut or fire door keep locked signs to BS 5499-10, replacement of damaged certification labels, and a completion report for every door remediated.

Frequently asked questions

Can defective fire doors be repaired or do they always need replacing?
Many common defects can be remediated without full door replacement. Damaged seals, worn closers, loose hinges, non-compliant gaps, and missing signage can all be addressed through remedial works. However, if the door leaf itself is warped, delaminated, split, or has been modified in a way that compromises its fire rating (such as unapproved glazing cutouts or oversized letterbox openings), the door will need replacing. We will always tell you honestly which doors can be repaired and which cannot.
How quickly can remedial works be completed?
Minor remedials such as seal replacement, closer adjustment, and signage fitting can often be completed same-day during a single visit. For larger programmes involving 50+ doors, we typically schedule the works within 2-4 weeks of quotation approval and complete them over 2-5 days depending on the scope.
What intumescent seals do you use for remedial works?
We use Lorient intumescent and cold smoke seals as standard. The specific seal profile (size and type) is selected to match the door's certification where test evidence is available. For older doors where original certification may not be traceable, we fit seals that meet the performance requirements of the relevant fire resistance standard.
What door closers do you fit?
We fit Dorma overhead door closers as standard — typically the TS 68 for lighter doors or the TS 73V and TS 93 for heavier doors. All are certified to BS EN 1154 and selected for the correct door weight and leaf width. Where an existing closer just needs adjusting rather than replacing, we will adjust it and avoid the unnecessary cost of a new unit.
What gap measurements are considered compliant for fire doors?
The standard tolerance is 3mm (+/-1mm) around the top and sides of the door — meaning gaps should be between 2mm and 4mm. The threshold gap at the bottom depends on the specific doorset certification but is typically no more than 8-10mm. We measure all four edges with calibrated gap gauges and record the measurements in our completion report.
Will you provide updated documentation after remedial works?
Yes. We provide a door-by-door completion report detailing every remedial action carried out on each door, along with an updated condition status. This document directly cross-references the original inspection findings so you can demonstrate that defects have been addressed — essential for fire risk assessors, building insurers, and enforcement authorities.
Can you carry out remedial works from another company's inspection report?
Yes. We regularly carry out remedial works based on inspection reports produced by other fire door inspectors or fire risk assessors. As long as the report identifies the defects clearly, we can scope and quote the remedial works from it. If the report lacks detail, we may need to carry out a brief re-inspection before quoting.
Do you offer ongoing fire door maintenance after remedial works?
Yes. We recommend scheduling follow-up inspections at 6 or 12-month intervals after remedial works to catch new defects early — particularly in high-traffic areas like schools, offices, and residential blocks. We can include fire door maintenance in our monthly compliance packages alongside fire alarm servicing and risk assessments.
