Who supplies and fits fire doors in Wellingborough?

We do, from Luton, through our BM TRADA Q-Mark / FIRAS-certificated contractors for fire door fitting. We supply and fit certified FD30 and FD60 doorsets, complete with frame, seals, closer and hinges. A new FD30S doorset is typically £2,500 to £4,500 fitted, depending on size, glazing, hardware and the state of the opening.

What a replacement fire door includes

A fire door is a whole assembly. Replacing only the leaf rarely gives a door that works.

We supply and fit a certified doorset. That means the leaf, frame, intumescent strips, smoke seals, hinges, closer and any lock or latch are all covered by the same test evidence. The fitted doorset is a tested assembly, and each part has to match what the manufacturer's certificate describes.

  1. 1Survey the opening. Wall type, opening size, floor level, swing, glazing and whether the frame is fixed to something sound.
  2. 2Specify the doorset. FD30 or FD60 as the fire strategy requires, with smoke seals where the route needs them, and hardware that is allowed for that door.
  3. 3Strip out and prepare. The old door and frame come out, and the opening is checked and made good.
  4. 4Fit. Frame fixed and packed as the manufacturer states, perimeter gap sealed, leaf hung with the right hinges, closer set so the door shuts fully.
  5. 5Check and record. Gaps measured, closer tested, photographs taken, and the certificates and fitting record passed to you for your fire safety file.

The wider process is on our fire doors installation page. If you are not sure whether a door needs replacing at all, read fire door replacement or repair first. Many doors can be repaired, usually £150 to £900 a door.

Why we fit a plain certified doorset

The fire rating belongs to the tested design. Change the design and the rating goes.

A fire door is certified as it was tested. Adding decorative panels, applied trim, a large letterbox or a new glazed panel to a certified door can void the rating, because the door is then no longer the one that was tested. So the default we fit is a plain, certified doorset. It is not a design choice. It is the way to get a door that you can prove is a fire door.

If a client wants a panelled look, we can supply a panelled doorset, but only when it is asked for, and only as a certified product with its own test evidence. We will not add panels or beading to a plain door on site. Read more about this in fire-rated doorsets vs door blanks, glazing and letterboxes in fire doors and can you paint a fire door.

Where fire door replacement comes up in Wellingborough

The same situations we see across the East Midlands.

  • Flat entrance doors. Landlords replacing doors that failed an inspection or are missing a certificate. See flat entrance fire door replacement.
  • Communal doors. Stair and corridor doors in blocks. See communal fire door replacement.
  • HMOs. Bedroom, kitchen and hallway doors, where the council's licence conditions and your fire risk assessment both matter. See fire doors for HMOs.
  • Schools, offices and units. Corridor and plant room doors that no longer shut or have been cut for cabling.
  • Doors that failed an inspection. Our failed fire door inspection page sets out the options.

Wellingborough is in North Northamptonshire. That council has said that mandatory HMO licensing applies at five or more occupiers and that it does not currently use additional or selective licensing. It is a different council from West Northamptonshire, which has its own additional licensing scheme. Either way, a licensed or unlicensed HMO with failed doors still has a fire risk to manage.

What moves the price

A typical new FD30S doorset is £2,500 to £4,500 fitted. Here is what pushes it either way.

  • Size of the opening and whether it is a single or double door
  • Fire rating (FD30 or FD60) and whether smoke sealing is needed
  • Glazing, vision panels and the number of fire-rated glass panes
  • Hardware: closer type, locks, access control and panic fittings
  • Condition of the wall, floor and any making good needed around the frame
  • How many doors are done at once on the same visit

We confirm the price once we have photos and sizes, or after a survey for larger jobs. For a break-down of the wider picture see fire door cost, supply and fit.

Inspection, repair and risk assessment sit alongside installation

Replacing a door is one of four related jobs.

A fire door inspection is how you find out which doors have failed. Of the doors we have inspected so far, 72% needed at least one repair on a first inspection (339 of 470 doors across 8 surveys). That is why we repair what can be repaired and only replace what cannot. A fire risk assessment is a separate service. It does not replace an inspection of the doors, and an inspection does not replace the assessment. They sit side by side. For Wellingborough, see also our fire risk assessments page.

Certification

Certified doors, fitted by certificated contractors

Fire doors are fitted by our BM TRADA Q-Mark / FIRAS-certificated contractors using certified doorsets, and each installation is photographed and recorded. The certificates and fitting record go into your fire safety file. See fire door certification schemes for what the marks mean.

Frequently Asked Questions

What is the difference between FD30 and FD60?
The number is the minutes the door is tested to hold back fire. FD30 gives 30 minutes and FD60 gives 60. Your fire strategy or fire risk assessment says which rating each door needs.
Can I fit a fire door myself?
You can, but the door only performs if the whole assembly is fitted as tested, including the frame fixing, gaps and hardware. Most landlords and managers need proof it was done properly, so they use a certificated fitter.
Can you make the door look more traditional?
Only with a certified doorset that is panelled by design. We do not add panels or trim to a plain door because that can void the rating. Tell us the look you want and we check what is available with test evidence.
How long does a replacement take?
A single door is usually done in a day once the doorset is made. Doorsets are made to size, so lead time depends on the manufacturer. We give the likely time with the price.
Do I have to replace the frame as well?
Often, yes. A certified doorset is tested with its own frame. Fitting a new leaf into an old frame is a repair and needs to be judged against the original certification.
Can you repair my existing doors instead?
Many fire doors can be repaired. Typical faults are gaps, missing seals, closers and damaged leaves. Repairs usually cost £150 to £900 a door, and we will say if a door has to be replaced.
