We survey and arrange fire stopping across High Wycombe from our Luton base. An engineer finds each unsealed gap in fire walls, floors and risers, photographs and numbers it, then our FIRAS-certificated contractors seal it with tested products. In the two surveys we have written up, 371 of 407 locations (91%) needed fire stopping.
The original wall was fine. What has been done to it since is not.
A building that has been a shop, then an office, then a clinic has usually been rewired more than once. Each time, someone drilled through a wall to pull cable and left the hole. Nobody wrote it down.
High Wycombe has a lot of buildings like this. Victorian terraces in the valley bottom, larger period properties converted to offices, and shop units that change tenant every few years. We describe the town's stock from published sources, not from a survey of our own, so we look at each building on its own facts.
Places we expect to find breaches in this kind of building:
Tenant fit-outs are where fire stopping goes missing.
A refit brings in electricians, data installers, mechanical contractors and sometimes a kitchen. Each trade makes holes. The shopfitter finishes, the tenant opens, and the fire stopping is nobody's job.
If you are a landlord taking a unit back, a survey before the next tenant starts is cheaper than finding out after. If you are the incoming tenant, a survey gives you a record of what was already broken when you arrived.
Our fire stopping survey page explains the method. For the higher-risk end, with drawings and opening up, see compartmentation surveys.
One breach in a shop ceiling is a risk to every flat above it.
Mixed-use buildings need a fire-resisting floor between the commercial unit and the homes. It carries the shop's pipes, extraction, electrics and signage cabling. Over the years it collects holes.
In these buildings the freeholder, the shop tenant and the flat owners may each hold part of the responsibility. A photographed list helps. It shows who needs to fix what, and it can go to the managing agent or insurer. Our guide on when you need a compartmentation survey covers the trigger points.
Flat entrance doors are part of the same line of protection. If the door fails, the wall beside it does not matter. See flat entrance fire door replacement.
Survey, list, price, seal, certificate.
You can send the list to anyone for a comparison price. To judge a contractor, see how to choose a fire stopping contractor.
Fire stopping is one part of the picture.
A fire risk assessment covers management, escape routes, alarms and doors. It often says the fire-resisting structure could not be fully checked. A fire stopping survey answers that. A fire risk assessment does not replace a fire door inspection or a fire stopping survey. They sit side by side.
Buckinghamshire Fire and Rescue Service enforces the Fire Safety Order in this area, so evidence on file matters. Our national page on fire stopping has the full service and what passive fire protection is has the background.

Fire stopping we arrange is installed by our BM TRADA Q-Mark / FIRAS-certificated contractors using third-party tested products. Each seal is photographed and logged, and the certificate goes in your handover pack.
Email floor plans, a fire risk assessment or a few photos to info@dcsecurity.co.uk, or use the form. We usually come back with a fixed survey price the same day.
