A commercial fire alarm needs a weekly user test — one manual call point, a different one each week, logged — and a professional service at least every 6 months under BS 5839-1, which in practice means two engineer visits a year. In homes and HMOs, smoke alarms should be button-tested regularly (weekly is the counsel of perfection; monthly is the realistic floor) and cleaned twice a year. The weekly test takes five minutes; skipping the six-monthly service is what actually gets responsible persons in trouble — it's the maintenance evidence enforcement officers ask for first.

The point of the weekly test isn't the bell — it's proving the chain works: call point → panel → sounders → (if monitored) signal to the receiving centre. Use a different call point each week so every one gets exercised over time; the test key means no broken glass. Warn occupants first, keep it to the same day and time each week so nobody treats a real alarm as the test, and if the system is monitored, either warn the receiving centre or use the agreed test procedure so you don't dispatch anyone.
Then write it down — call point number, date, initials — in the fire log book. An unlogged test never happened, as far as an enforcement officer or an insurer's loss adjuster is concerned. Ours take five minutes a week including the walk.
This is the visit that keeps the system honest, and it's not a man with a spray can of smoke. A proper BS 5839-1 service checks the panel and its event log (unexplained events get investigated, not cleared), tests standby batteries under load — the component that quietly dies around year five — functionally tests a rotating proportion of detectors and call points so the whole system is proven across the year, verifies sounder levels, checks any cause-and-effect (door releases, plant shutdowns, AOV triggers), and ends with a certificate for the log book.
Two visits a year isn't a sales invention — BS 5839-1 recommends the service interval not exceed six months. One annual visit leaves you provably outside the code's recommendation for half of every year, which is an uncomfortable place to explain a fire from.

The law doesn't name a qualification — the Fire Safety Order requires maintenance by a competent person, and in practice that means someone with the training, tools and test equipment to service to BS 5839-1 and the paperwork to prove it: engineer training records, calibrated equipment, proper certificates. Third-party certification schemes exist for fire alarm firms (BAFE SP203-1 being the best known) and some insurers ask for them by name — check your policy wording, and ask any provider what they hold before they touch the panel.
What competent doesn't mean: the caretaker with the panel code, or an electrician who fits consumer units and will 'have a look'. Fire alarm servicing is its own discipline — device rotation schedules, battery load calculations, cause-and-effect testing — and a certificate from someone without it protects nobody.
For workplaces and the common parts of residential buildings, the Regulatory Reform (Fire Safety) Order 2005 puts a plain duty on the responsible person: fire safety equipment must be maintained in efficient working order and good repair. The Order doesn't specify intervals — BS 5839-1 is how you evidence compliance, and it's the yardstick fire officers, courts and insurers all reach for. Follow the code and you're defendable; freelance your own schedule and you're explaining why your judgement beats the British Standard.

There's a self-interested reason to service on schedule that has nothing to do with compliance: serviced systems don't cry wolf. Dust-loaded detectors and tired batteries are behind most nuisance activations, and nuisance activations are how buildings train their occupants to ignore the fire alarm — the most dangerous habit a building can have.
