The historic cost driver was flat access and riser wiring — twenty appointments, twenty handsets, one riser archaeology project. GSM systems delete it: panel at the door, SIM inside, residents answer on any phone anywhere — installation is a day, flat access zero, and the analogue switch-off problem (the dialler-killer detailed in our switch-off guide) is solved in the same stroke. Trade-offs stated honestly: call costs/SIM contracts (£10–£25/month per panel typical — budget it), reliance on residents' phones (no wall handset for the phone-averse), and per-resident programming admin (we handle via managed portals). The block-buying realities: Section 20 consultation triggers near £250/leaseholder on qualifying works — most full-system replacements qualify, so consultation-ready quote packs (like-for-like vs GSM vs video options, costed) save a cycle; lease wording determines recoverability (door entry is normally service-charge plant — verify); and phasing options matter (entrance panel + GSM now, monitor upgrades later, fob integration in the same visit — the shared-labour saving our flats CCTV guide repeats).
