Who inspects and repairs fire doors in Ampthill?

DC Fire & Security inspects and repairs fire doors in Ampthill and the rest of the MK45 area. We are based in Luton, roughly 13 miles away by road. Inspections start from £250 + VAT, and you get a photo report with every door graded. If doors fail, we price the repairs door by door from that report, or from someone else's. Since September 2025 we have carried out more than 700 fire door inspections, most of them in Luton schools.

Fire doors in Ampthill

Ampthill is a Georgian market town, and much of the old centre is listed. In listed buildings the original doors often have to be kept, so we look at what can be upgraded in place before anyone talks about replacing a door.

Most of our Ampthill enquiries are for flats over the shops in the town centre, care homes, schools, offices and converted period buildings. Ampthill is in Central Bedfordshire, but the fire door rules are national, so what matters is the type of building and what your fire risk assessment says.

What we check on every door

  • Gaps around the door measured at the head and both sides, and under the door
  • The self-closer: does it close the door fully and latch it from any angle
  • Intumescent strips and smoke seals: present, the right size and not painted over
  • Hinges: at least three, fire rated, with every screw in place
  • Latch, lock and any letterplate or viewer: fire rated and fitted properly
  • Glazing and beads: fire rated glass, firmly held
  • The leaf and frame: damage, holes, cut-outs or signs it was never a fire door
  • The label or plug that shows who made the door and its rating, where there is one
  • Fire door signage on both faces where it is needed

Each door is graded in the report with photos, and every fault has a priority, so you know what to fix first and what can wait. Inspections are carried out to BS 8214, the code of practice for fire door assemblies. Our reports are written to be easy to read: the overall result on page one, every fault with a photo and a deadline, and a page for each door. See a demo report.

Certification

Certified work, with the paperwork to prove it

Inspections follow BS 8214 and the government's fire door guidance. Repairs and new doorsets that need a third-party certificate are done by our BM TRADA Q-Mark certificated contractors, and fire stopping by our FIRAS-certificated contractors. Every job ends with photos and a report for your fire safety file.

Frequently Asked Questions

How often do fire doors need checking in Ampthill?
In blocks of flats over 11 metres, communal fire doors must be checked every three months and flat entrance doors every year, under Regulation 10 of the Fire Safety (England) Regulations 2022. In other buildings, such as schools, offices, care homes and smaller blocks, your fire risk assessment sets the frequency. Six-monthly is common for busy buildings.
How much is a fire door inspection in Ampthill?
Inspections start from £250 plus VAT for a small building. Larger buildings are priced on the number of doors, and you get a fixed price before booking. The price is the same across Bedfordshire and Hertfordshire. You get a photo report with every door graded and a list of what to fix first.
Do you need to visit before you can price repairs?
Not usually. Photos of both faces, the top edge, the hinges, the closer and the latch-side gap are enough for most doors. We visit first on larger jobs or where the photos leave a real question.
What paperwork do I get?
For inspections, a photo report with every door graded and a priority on every action. For repairs, before and after photos and a completion record for each door, which is what your fire risk assessor and insurer will ask for.
Who pays for fire door repairs in a block of flats?
The responsible person, usually the freeholder or the managing agent acting for them, and the cost normally goes through the service charge. Flat entrance doors depend on the lease: some put the door on the leaseholder, some keep it with the freeholder.
