Are fire door checks a legal requirement?
Yes. The Fire Safety (England) Regulations 2022 require responsible persons for many multi-occupied residential buildings to carry out regular fire door checks — quarterly checks of communal fire doors and, on a best-endeavours basis, annual checks of flat entrance doors in buildings over 11 metres. All non-domestic premises must also keep fire doors maintained under the Regulatory Reform (Fire Safety) Order 2005. A competent assessment demonstrates you're meeting these duties.

How often should fire doors be assessed?
For blocks of flats over 11 metres, the 2022 Regulations expect quarterly checks of communal fire doors and annual checks of flat entrance doors. For other premises, frequency follows your fire risk assessment, but at least an annual formal inspection with regular interim visual checks is good practice.
